Our Projects

Bishops Waltham

Grafton purchased a site in Bishop’s Waltham, Hampshire, for the development of a 66 bed care home, adjoining Bishop’s Waltham Palace. The care home will be owned and operated by Zephyr X. The home will also provide services to the adjacent 38 assisted living flats, constructed by Beechcroft Developments, in addition to 19 family and 12 affordable homes.

Tony Cole, managing director of Grafton Land & Property, said: ”This integrated approach to care is a model we have used before to the benefit of all residents, providing flexibility of care for people with varying needs in the assisted living units and making the care home a true hub within the wider community”.

Burford

Grafton purchased a 1 acre site as part of a wider assisted living residential development and sold the site with the benefit of planning permission for a 60 bed nursing home to Porthaven Care Homes.

Tony Cole, managing director of Grafton Land & Property, said: “We are very pleased to be able to work with Porthaven to provide a much-needed facility for the residents of Burford. Overlooking Burford Golf Course, the care home will provide excellent care in beautiful surroundings, with facilities including a cinema, café, salon and private dining in-house, along with the usual therapy and activity rooms.

It is vitally important that the UK is making adequate provision for elderly care – in 2016 there were 1.6m people above 85 in the UK, but by 2041 that figure is forecast to reach 3.2m. We need to be building additional capacity to the tune of 10,000 beds per year in order to meet current and future need. Much of the existing stock requires replacement and refurbishment, so it’s always positive to see the likes of Porthaven investing in the future with the creation of new facilities.”

Eastbourne

Grafton purchased a 1.5 acre site adjoining a garden centre on the north side of Eastbourne for a 70 bed care home. The sensitive greenfield application was supported unanimously by the planning committee and is being operated by Barchester Care Homes.

Angmering

Grafton purchased a single house set in 1.9 acres of gardens in this affluent village. Following the grant of planning approval for a 74 bed nursing home, Hallmark Care Homes opened this specialist dementia facility in June 2023. It features state-of-the-art facilities such as a cinema, café, hair salon, and therapy room.

Easingwold

Grafton worked with Hesley Group to purchase 3 existing buildings on a 2.66 acre site for conversion/development of a residential service for adults with complex needs.

Wakefield

Grafton worked with Hesley Group to purchase a 1.9 acre site and develop Hesley’s newest service for children with special educational needs. Ivy Lane School & Ivy Close Children’s Home provide onsite facilities which will greatly enhance learning including: two multi-sensory rooms, IT suite, art room, media room, music room, library, playground, sports hall, outdoor gym and several bespoke indoor and outdoor spaces.
